In cases like this, a police report and insurance claim (via tenant's rental insurance policy first, mine second) would be (have been) my first choice. 

Mine is buy a solid house wherever you choose, get it rented as an LTR and have a property manager manage it. 

And @Scott Trench staff has helped me hone my page other wise I could not figure out how to load all the info into the profile pages and set mine up..

A buddy of mine invested early in that area, and let's just say he's not regretting it.From what I've heard, these massive projects tend to create ripple effects in the surrounding neighborhoods.

I hope I can pay them back one day (a huge sum of money maybe) to improve their life, the way they did mine.

Hey Jessica,Your post brought back memories of a friend of mine who's an investor in Tampa.

But if the properties are in a prime location that is still appreciating (as are mine), that may be a way to go.

Mixed-use zoning has been a goldmine for many of my clients, particularly those who started with owner-occupied properties and later transitioned them to full commercial use. 

@Jaysin Anderson I would also suggest you reach out to @Ricardo Matos; he is an educator, investor, and friend of mine here in Portugal who will have some good insight regarding BRRR here.
