In future, please try to only invest directly with general partner/sponsors, not through any incompetent "intermediary".  

You may want to find out what you can legally add to a future lease.

There is no additional "risk" on the note like a demand clause etc, but you have  extra expense in upfront one time costs and the pre-payment penalty that most programs are sold with if rates do drop as expected in the future.  

I would consider doing a portfolio loan in the future but for now thats not necessary.

Look up the Future zoning map. 

I think the before vs after pictures really speak primarily to your experience and ability to execute a project so it can help lenders gain comfort with future projects and allow you demonstrate what level of detail you except out of your contractors.

Check with your lender about any owner-occupancy requirements tied to your mortgage.Market Analysis: If you plan to rent it out in the future, take a close look at rental market trends in your area.

At a minimum look for a deal that breaks even - although it's always better to cash flow and still have the shot at future appreciation.
