Maybe we can glean what the problem is by that.

The method I provide here is to determine the value likely to be found for #2.In terms of what a buyer would pay, the best way to glean that information is to know your house, your area, your buyer pool, etc., like the back of your hand.

As a rookie investor who is not having an easy time connecting with contractors, this thread has been very intriguing and insightful.I love gleaning all the sage advice on BP and from seasoned investors, but either some of the advice may not be sound (like @Jay Hinrichs suggests with BRRR, etc.) or investors aren't implementing good practices.Or maybe there's a whole in the real estate investing education similar to the business practices acumen missing among many tradesmen, per @Luciano A.'

I guess my assumption is most people have gleaned information from others along the way. 

The budget is helpful, but not really where you're going to glean the majority of the information.

So let's use this thread to go over what went wrong during screening of the original female applicant, for educational purposes.Clearly the social network info gleaned from the Internet was ignored  I think most readers of this thread would agree to not ignore the stuff they share publicly with their friends - it will be more truthful than what they tell you.I will guess that the address for both the female and later the male would have some locations in common.  

As a newbie, I'm obviously concerned with getting max bang for the buck and it seems I'm gleaning from discussions here on BP that maximizing foot traffic to the website in the short term & efficiently is done with: A) Having professional website(s).

Buyers are also coming in in large part from overseas per what I am gleaning from watching real estate shows in the California area recently.
