You might get a biased answer on Bigger Pockets since we are all real estate nerds :) But if I had $100,000 set aside ready to invest in something for a profit, I would only be looking at investing in something I know very well.

NetWorth Realty fees would have been 1% to list the house and 1% when the sale closes, but I decided to pay 3% if she sells the house and 0% if I end up keeping the house in case of heavy bias toward buyer’s market.

I might be kind of naively biased on this because I volunteer in prisons regularly, mostly with men, and I've worked with a ton of criminals, including those of sex crimes.
