With the idea you get your 6k back when fund deal/deals  MLM all the way sell the futures and the deals that Cogo did pay me off on as you stated took forever to fund and the rates were even higher than mine :)  Its just a very good Guru selling his stuff we all know they make the money selling the 6k how to become a lender. :)  

Not sure how close you are to the partner but you may want to work with someone else for these kinds of rehab projects in the future.

There are many ways to attempt to collect your loss:  file a small claims complaint against them; get a judgement so you can garnish future wages/bank accounts - and the judgement will be recorded in the credit bureau.

This might be a question for our insurance broker/future attorney, but wouldn't the LLC be formed in Indiana since the rental property is located there (versus Illinois where we will be living)?

My hope is I can gain their trust as a property manager and eventually be the one they turn to to sell later on or refer for business in the future.

At a minimum look for a deal that breaks even - although it's always better to cash flow and still have the shot at future appreciation.
