You might consider furnishing one of the rooms and giving Airbnb a shot, where you can net quite a bit more. 

I have clients that like to be 100% hands off and I have others that will fly in and do their furnishing/design themselves and even some that self-manage out of state. 

When run like a business from the beginning, choosing the right house at the right price and furnishing correctly, then adding the right amenities according to your market, you will do just fine.

We've gone back and forth on offering a unit or two as fully furnished mid-term rentals but are on the fence.
