:) Well, for starters you'll have difficulty being successful if you start from a place of fear.

I have no fears in getting a bank approval, and it down payment is not an issue either.

Or you’re going to charge market rates making it worth nothing to the tenants except complications and the fear they are being ripped off. 

My fear is not being able to find good tenants in a reasonable time frame.
