I think I almost had a similar story...My locality took some cookie cutter landlord tenant regulations (from Seattle, I think) and was entertaining passing them in some sort of housing plan.

@Stephen KunenProviding substantial services to your hosts provide suggestions that you should report it as schedule C as opposed to schedule E.Substantial services include but not limited toConcierge, meals, housekeeping, cleaning, entertainment etc.A pro of reporting it on schedule C is that losses are deductible and not subject to passive activity rulesA con is that income will also be subject to self-employment taxes in addition to income taxes.

I did entertain owner financing so the joint owners can avoid a large capital gain but since I plan on selling the property immediately that doesn’t seem too viable to me.

Also, I have approval for financing, but if you would be interested in working an owner financing deal I would entertain the idea, as it would be beneficial to me while I have other deals in the process.I would need to speak to my lawyer as I have not done a contract deal, but I would be interested in doing something like 5k down, and a balloon payment of 99k due in June.

If it wasn't in a hallway I would entertain leaving them off (I did this in a house where any new washer/dryer wouldn't fit with doors installed), however it would be a bit ugly with no doors in a hallway area.

Is it as simple as proximity to transportation, entertainment, and freeways?
