Thanks for the mention @Nathan Gesner@Jodi-Ann Birch we don't do business up in Flint, but we have encountered Gebrael Management a few times as they've tried to do business in Metro Detroit.They seem to have good processes, but please validate they will meet your expectations.Recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

But they are generally entry level younger people at a boring job. if you havent been 'encouraging' them with daily communication, I would encourage you to do so with with your point of contact. they may not be doing the necessary follow up needed to get a tenant in the home. and you inquiring everyday will most likely encourage them to do the necessary follow up.

The plaintiff's and insurance company's attorneys seem to know the drill - which is that the case will be settled for under $20k.Have been told this amount is cheaper for the insurance companies than challenging the plaintiff's claim and going to a jury trial.In our opinion, this just encourages desperate tenants AND personal injury attorneys to file frivolous claims!

An agent cant do analysis for you, and I never encourage you use someone elses #'s, but you can at least get info from every source possible.

In the end the questions were geared towards encouraging me to:  1. eliminate my separate cleaning fee and include it in the nightly price, or 2. lower my cleaning fee to get more bookings.
