Generally places with high cash flow on paper are cheap homes in not so great areas where you have higher turnover, damages and real cash flow is lower.

Steam cleaned the carpets, etc, and he determined there was no damage.

Who takes charge of contacting the vendor when some pieces show up damaged?

If you're worried about repairs and damage sec 8 is probably not for you.   

For instance - is he an outward people person, is he friendly, dress appropriately, appear confident, know what he is talking about, and have the charisma to pitch an idea people might not be familiar with where he builds their confidence in doing a deal?  

Nothing I can do either after the fact, perhaps mitigate the damage that’s done but never reverse course.

Beaches took a lot of damage but it will mean a full make over and it will be better than new.One thing for sure is even though we had a bad storm we will continue to top growth rates and tourism has never been as strong since COVID.
