People don't walk in and say "I need you to prescribe me X" without the physician asking a lot of questions, drawing blood, and doing other tests.

It's the draw and when you have a short drive back to LA or Palm Springs, it makes it worth while. 

@Ben Freed , I think a theater room is overrated, but I would imagine game rooms and indoor pools would be a draw in NY.

Hello, my real estate investment partner and I are in talks with a party about getting a $1-2M promissory note in place, which we would draw on to make acquisitions of 12-25 single family homes over the next year or so.

I currently have a site plan, rough drawings & have architects, contractors & planners working through this process.

Why invite all kinds of new stress in to your life by drawing things out with them?

Greger   In addition to the great advice above, most lenders will require proof of funds to start the project, as you'll have to "front" the rehab funds to get started, then the property will be inspected and the rehab funds released from the lender according to a draw schedule.  

But the county is so large, it's hard to pin anything down.

Make sure you ask about their draw process for any renovation holdback.
