Double edged sword 

Social media is a double edged sword, that I don't think a lot of syndicators fully understood when tapping into it.  

The current version of the ATCP you are violating is ATCP 134.08(4), which prohibits the same exact thing as 704.44(4m) prohibits…the kicker being that the ATCP (the consumer protection act) comes with the added penalty of you being charged double damages and actual attorney fees because the act itself is promogulated under Wis.

But if you bought 5 or 6 years ago, you can still probably come close to doubling your money or maybe getting 70 ot 80% on it. 

It might be worth double-checking that estimate to ensure it's accurate for the area.Other than that, your costs and estimates look solid, but I'd recommend re-running the numbers with these tweaks.

Some questions I ask myself before pulling the trigger:1) In 1 year, would I make at least double of what I invested into this- or any- coaching program?

To double the value with a rehab would probably require buying a severely distressed property that would not qualify for an FHA loan. 3.

And then double the price....?

I have started doubling down on content strategy and targeted engagements and this is yielding results at a fraction of paid ads.

I got through each of those, and that home has produced a solid income and is nearly doubling in value.Good luck.Matt
