I don't personally want to do a room by room house hack because I have a girlfriend and a dog so privacy is important.

This is very desirable since you can comfortably live with a girlfriend/dog/whatever, and not lose comfort.Buying a SFH, building rooms, renting every room and sharing your room will almost certainly cashflow in most markets (outside of VHCOL cities).

The carpet in my single family has to go due to dog smell in the carpet padding.

I'm particularly passionate about Pennsylvania and Upstate N.Y. and multifamily properties.Outside of real estate, I enjoy spending time with my granddaughters, my dog, my church family and helping others. 

@Yaakov S. doubt these tenants have high credit scores, so you're probably dealing with Class C tenants with under 620 FICO scores.THIS IS NORMAL BEHAVIOR FOR THEM!

@Calvin Graves So I disagree with the concept that the lease covers all bad/undesirable behavior that would cause a "normal" landlord to non-renew.

When I went to enter the apartment to ensure the outlets were working again I was greeted by her dog (deposit paid) and a second large dog of which I wasn't aware.

We also spoke with the unwanted guest's probation officer who told us he had his hands tied and couldn't force the unwanted guest to leave my rental.Based on all of this information, we decided to give the main tenant one last chance to clean up his act as we felt bad kicking out an old veteran with a dog in the winter.

Now that the house has been sold and we no longer have to communicate with a realtor, this behavior is worse. 

My market is southern Ca which is very different than Columbus but I suspect is similar behavior on adding an ADU.
