I am not sure what type of landlord business the persons giving that advice operate but it must be prone to legal assault.

However the LLC you are contemplating may not necessarily be a different tax payer.  

I am contemplating a similar strategy.   

I would advise you to consider these things as you contemplate what makes sense for you personally.
