I have experienced subletting working under some very restrictive and specific conditions.  

They offer a rate lock only after going through the whole process (appraisal, credit, conditions etc..) for 15 days.

Because in their terms and conditions there is a veiled threat that if you say anything derogatory about the company they will sue you.

Let them know about the PM and emphasize that you will keep the property in excellent condition, thereby making the whole block look better.I'd schedule a visit where you stay for a few days, and at that time maybe a gift card would be appropriate......
