I have replaced the roof with 3D shingles, the windows, wrapped the entire home to make it maintenance free and working on the interior now.

I'd say a roof is more like 25 to 30 years these days anyway - if you're going with the better shingle which most people do nowadays.Again, just taking the depreciation schedule and saying that the IRS version of the useful life is how long it will actually last is the whole problem with this argument.

Marc, see industry standards for roofing, also depending on the actual location of the roll roofing i would try to avoid using it. it's a band aid..1.Layers of Roofing: The maximum number of layers of roofing is one (1) with Asphalt Shingles in Moderate or Severe Hail Prone Areas such as Colorado.

I got the inspection report from the last buyer and it says the fiberglass shingle roof is 10-15 years old and that the average life is 18-22 years.That's pretty much it that I can think of.

If it's not leaking, the shingles are not missing and the HOA is not complaining a 2008 roof should be fine.

The roofer without insurance is what scares me,,if I am hiring someone to clean up the yard or various odd jobs, I'm not overly concerned, something like getting on the roof, I will work with a 'real company' and have a copy of the insurance.I know people that get anyone to put a roof on,,if you've ever watched those guys going up and down the ladders hauling shingles,,you know you want them to have insurance
