Yes, I wish there was an app or a site where you can easily find out the property tax on rentals instead of going through the assessor’s office, 

but I suspect homesites will drive the best values.. no one wants logged over sites for building ( generally speaking)  it works here in the Northwest because of the incredible shortage of buildable land. but in other areas not so much

Its generally retail medical operators, so we include things like the market dynamics for our use and why statistically the market and location of the site will be viable form a business case standpoint, and speak to how the startup has enlisted the help of an EMR or other such consultant to help in their general rampup and ability to bill/get insurance contracts.  

You can also sell them on sites like paperstac, debexpert or others as well as brokers like Mission Capital, Rams or Phoenix.Depending on quality of paper and interest rate will determine sales price - also I would say self servicing can have a negative impact on the sales price as the major players in the space are not fond of self servicing. 

We are renting them on Airbnb and on our site as wedding but yes Airbnb does not have that option yet.

Its a more comprehensive view especially early in your investing journey unless $ isn't a factor.

Thanks Don, that is both enlightening, and created new questions as I have 2 potential deals that could be classified as commercial, both are airbnb portfolios, with one being 3 singe family units, and the other being a single site with multiple units (11 units,themed resort style).

Keeping things hush-hush from the on-site staff?

I think tracking productivity will be tough unless you have someone on site that is checking their work at the end of the day and documenting their progress. 

They require a site plan to get that started.Has anyone had any experience with this and have done it successfully?
