This will likely end up before the gcaar grievance committee with a procuring cause claim, which could prolong this from closing even longer.

Perhaps you could offer to be a committee of one and contact appropriate vendors to get bids on dealing with the exterior issues and report back to the board. 

This was overstepping and if there is personal gain, or god forbid a commission of any kind earned... major violation and the ethics committee should probably hear about it.

By committee or do you make the calls...While you're at work and something needs to be decided, will you have to get calls every hour or will you delegate that out to your friend?

Banks make decisions by committee, and the realtor is not talking to the committee, if they say they will not sell for 6 months under list price, that is it.
