I've shown clients/partners properties everywhere from Rockford to Kankakee, doing what I can to show them that sweet spot.

@Shayan Sameer I don't have any experience in Ohio but I've had a ton of my clients be successful here in the southern/middle part of the country.

One of my clients recently just purchased a 3/1 single family house that will become a section 8 rental and they will be renting it out for $1550/mo which is well over the 1% rule.

I have a client from CA that I buy properties for in the Kingman AZ to Laughlin NV corridor and yeah.

I used to work in finance and we could get clients approved for a HELOC in less than 24 hours which will be much quicker than the cash out finance.
