Yup I bought two brand new Tesla’s on line :)

I dealt with evictions, unexpected repairs, and the ups and downs of tenant relationships—but I also made huge strides in improving the property’s value and financial performance.

Hoping others experienced similar with input to share, lessons learned etc.1) REFRIGERATOR: Brand new refrigerator was installed after tenant  maybe two-three years ago. 

It under performed, but it was my first flip.

What qualifications do you believe you possess that would make you a good candidate to advise others on the quality, safety and performance of potential investments?

I am brand new here and I look forward to learning from the best in the business. 

However the property is not performing and it’s affecting our personal lives now.

For example, Clearwater FL (famous beach and Phillies Spring Training) does have a 30 day minimum on rentals, making it essentially impossible to have an investment perform well. 

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

Were the tenants brand new during the due diligence period?
