We may have some of the worst property tax, an insurance board that's in the pocket of the industry and the scummiest politicians money can buy; BUT we can sure bounce deadbets quickly.Back in the late '80s or early '90s the Houston Chronicle did an article about evictions because there are so many filed in Harris County (Houston).

I was lucky enough to purchase a multi-family building in a gentrifying area of Brooklyn 8 years ago.I've gotten very lucky and have not had a bad tenant or even a bounced check in 8 years if you could believe that.I currently work a 50 hour a week full time job and have two young kids so it's difficult to devote time to locating good deals in the area.

Meeting with a real estate agent/flipper and another buyer/flipper in my area to bounce some ideas off of.

Older people who bounce around a bit, with good reason (liars always have a good story), can easily fly under the radar with this unless you check court records.

No market goes straight up, and this real estate market has bounced up and will probably bounce along the bottom for a few years until we really start getting longer term traction around 2017 I think.
