Its barking is on and off, but almost every day there are easily blocks of 30-45 minutes when it's barking pretty much non-stop.

Only choose houses in the blocks that you really want and know you will have to overpay to get it this way.Are you looking for a done house or a rehab one for yourself? 

For instance, you can't block off May through December on your calendar - it will stay open and show as available to guests, and you'll need to explain in your description that you won't be renting it then.  

Also at closing: You should provide proof that the lender is named as such on a valid hazard insurance policy effective at least on the day of closing.Regarding the closing to sell or refi, yes, your lender will just need to provide a payoff letter with wiring instructions to the closing agent.

If you see multiple posts a day, it's definitely worth speaking up about like @Nathan Gesner mentioned.At the end of the day, these "trolls, the cut and pasters, and AI posters" don't win in the long term....All sites or groups that grow experience the same issues with moderation (see Facebook groups), but VAs can't moderate because they are doing a letter of the law thing and not reading these garbage posts for what they are - spam, AI, number puffing, and cut and pasting, self-promo.

I own a similarly sized 4-plex on the same street two blocks away whose appraisal dropped from 1.674M to 1.434M (14.3%) for 2025. 

I like to say it goes block by block.

We have walked a few wholesaler deals, looked at the MLS, and sent a few letters (no where near enough) trying to get back into the market.

If you want to optimize you could identify the busy season and make that STR friendly and then the rest of the year block it for longer stays.

I invest in a couple states and I also am a agent in new jersey. my rule of thumb for a client is when they say I'm hoping for in a sentence describing a property I dive a little deeper into there goals because it sounds like they are trying to fit a square block into a round whole.
