They claim a small cash flow, and while that looks too optimistic, I believe that they can at least break even, so the tenants would be paying it off which is great. 

Believe me, the longer you hold the more your expenses will grow.

I'm a big believer we should invest with a 5-10 year outlook. 

I don't believe we'll continue to see that trajectory moving forward over the next 4 (you never know though!)... 

In other words, I believe that when I see someone posting on the tax forum (not in Classifieds) that they are looking for CPA, and I react by:A.

We eventually plan on adding more properties and its not whether we should or should not create an llc, I believe we are set on it.

We run investor relations in house with our company - so I believe this adds another level of transparency when communicating with investors.

Hi Anthony,I do believe that it is achievable here in Arizona, but these deals will be off-market and will need some work.

Can you articulate the risks you believe you will  protect against and more importantly how this Wyoming LLC will aid in your objective?  

You have the "no debt, ever" people such as @Anthony Dooley and you have the "maximum leverage, always" people such as @Thomas S (I can't link him because he doesn't believe in colleagues ;)  ).
