Advice needed ona) Financingb) Stepwise process to get this to from inking the deal on the land, to getting a permit from town, to getting plans drawn and approved to putting in a nice spec for the build.c) Steps to liberate some of the cash/refi at a better rate whilst the house is being marketed.As for me, I think I can pull 100k by liquidating stocks and 200k by borrowing from 401k.

Governments need to prioritise dealing with the route cause. having bought two tesla's I knew Musk was on to something.. he will be putting his solar roofs on all the high end homes.I looked at one for my Charleston 2 mil spec I am building but the historic district would not go for it.anything at a million I think the Telsa roof tiles will become standard along with a power wall and two tesla's in the garage.that is addressing the problem.One of my bizz partners has solar in Hawaii and I talked him into buying a Tesla.. he runs his house and car no electric bill.and elec. in Hawaii is highest in the US>for us in Oregon.. at 10pm our rate goes to 4 cents a kilowatt.. takes about 50 KW to fill my tank for the week..

If I was looking at it to build a spec house 70k all in is about right for a 350k exit 120 way too high.100k if your very efficient builder.. or a owner / builder and gets great pricing.. 4X is kind of a rule those price points.were it flip flops is the 2 million dollar lot and the 8k build and sell for 4 million like I am sure there is stuff in seattle like that and bay area and other high priced areas.but at the 350 exit I like the 1/4 or less for lot price to make a 15% gross profit margin after all costs.
