Things to agree to is who does what, the responsibilities, the authority of each party, what limitations there may be and what takes approval of all or most partners/members, how can partners buy out the other, what happens if they fail to perform, what do they do if one partner dies, becomes incapacitated or goes bankrupt?

I don't have links for you but I like to think I'm a primary source here.Oil prices are dropping because no one wants (read Saudi Arabia) to hold back production for the rest of the world to do well so we are in a dangerous game of chicken that will at best end with someone flinching but at worst end with bankrupt governments or shuttering of several O&G companies if we sustain low oil prices for more than 1 year. 

You hit the wrong tenant and BOOM, bankrupt (this applies to small landlords, not those with 100 doors to absorb the explosion).

No one ever went bankrupt with a ton of cash sitting in the bank!

The problem was it was not a good deal for me and what I was trying to accomplish so I failed miserably owning those properties and almost went bankrupt.

Great renting history for 10 years, a discharged bankrupt from 3 years ago, credit scores of 770, income 6.5 times the rent.

Put 2 kids through College , Fronted the $$$ for their house down payments , matched their "Principal : payments with theirs , Ended up paying their houses off in about 8 years .6 grand-kids and 1 Great Grand Kid latter ,I have been lucky enough or Frugal enough to Pre-pay enough for their College education and set up a trust 50K if they need Down payments for their first houses ,They would be Primary Residences .over the years I have dabbled in Raw land , built some Spec houses ,built a 34 unit Apartment rental , finished out a 50 unit Condo Project for a Bank whose developer had gone bankrupt, put up 3 small strip malls and a Convenience store /Gas station .If I had to liquidate all present holdings NET would be 8-10 Million as per the Assesments .
