I’m exploring a potential investment in Salisbury, NC and would love some insight from those familiar with the area.Here’s the situation: there’s a 3 bed/2 bath home listed for $170K, but the owner said they’d take $130K if the current tenants (who are paying $1,600/month) can stay.

  $98,000 cash has been put into the properties (one duplex, one 5-plex, one 4 bed single family...three total properties)

They have bed bug coverage, and offer loss of use coverage, which I don't know if all other companies have.

How does everyone handle cleaning the bedding during turnovers?

More beds the better! 

In year 3 I went into cash savings mode and saved nearly 15K to purchase a large 4 bed 2 bath single family house which needed some work.  

I'm looking for a roommate for the Garden View with 2 double beds, or whatever is the most economical with separate beds.

If 2 bed rent is 1,500 a month for  example and range for area is 1400 to 1800 then bottom range which tends to make tenants more sticky and hard to leave.
