If you think that the forums and the books have the same information and the same quality, do you read books at all?

If you just hire the cheapest or first PMC you speak with and it turns into a bad experience, please don’t assume ALL PMC’s are bad and start trashing PMC’s in general.

If so, how do you trust you're getting a quality tenant that is safe?

.- Everyone's situation and goals are different but I would assume there are a few quality markets within an hour of where you are located in Florida that would check a lot of your boxes. 

Most will be negative because they have had bad experiences with it. 

I paid off the loan to cure the DOS.There are a couple of "subto's gone bad" over in the creative finance forum. 

But my realtor said they are going to do special assessment on this property and HOA runs badly. ( We requested HOA reserve document but no answers. ) We wanted to wait to see how special assessment going and close.

There are opportunities out there but some strategies are risky. 1 - Airbnb (STR) comes to mind - very competitive, very saturated and becoming highly regulated.2 - Most STRs are transitioning to MTR so that market will be saturated soon if it isn't already.3 - Insurance crisis in florida is getting bad so those costs will eat up cashflow and short term appreciation.

If you offer high quality affordable housing, you'll always find and magically attract good tenants.
