Nearly most of the newbies, close to the 90 percentile took bad deals and either had it foreclosed on or lost tens of thousands of dollars.

I've seen a lot of bad excel templates online...

A nice home that may some day make a bad rental but a good primary home An exchange in to a state without state income tax to save that 10% in state income taxes.  

Best part is NJ is not what its made out to be in terms of landlord friendly, the state gets portrayed as the entire state being bad when really most wacky laws are in the major cities and they apply to 5 units or more.  2-4 unit multi families fly below radar per say. 

Any prospective resident with bad credit or a prior eviction is going to have an impossible time finding a place to live.  

i.e. longer than normal vacancy, bad tenant screening, poor maintenance, skipped rent payments, etc.There could be a handful of reasons why it lost it's ability to cash flow.

Any good or bad experience you had with them?  

Too many people just 'want to help dogs' and dive in without a plan.....this ends up with everyone esp the animals in a bad spot....
