Hi @Aldo Balatti, yes there are many people who find success in remotely managing properties and many actually do it without the need for a full turnkey property management using various systems, automation, and other relationships to help them succeed. 

Still looking for an automated tool for STR regs where I can just plug in a zip code or address and it will layout all the current restrictions in seconds. 

Excel is not useful for collection rent and automating things like leases and credit checks all in one pace that is for sure.

And be sure to smell behind cabinets-especially kitchen cabinets that don't go all the way to the ceiling (cats sit on cabinets and pee right there), bottom of doors (urine drips down door and runs across the unpainted bottom, it gets absorbed and still smells), any heat/ac vents on the floor or low on the walls (looks like a litter box to cats), thresholds (pee at the door and the pee runs between all the cracks) behind toe strips, baseboards, etc.)
