I finished a BRRR in the Smokies- now I’m short term renting it out.

Properties are single family units with finished or un-finished basements (looking to do some renovations myself) 2-3 year plan is to live in the property and rent one unit out.

Is your plumber, electrician and HVAC tech maneuvering around trim and tile scraps left behind by the finish carpenter and tile setter? 

If you base your research on homes that sold 11 months ago, and take 8 months to remodel the house, those sales will not be relevant anymore by the time you finish. 

if the property is in Oregon they need state MLS and NMLS registration for ANY loan on a 1 to 4 unit regardless of purpose.thanks appreciate your feedback- we're only pocking $40k after paying off another heloc and debt. need to finish a big electrical job on the house, etc. so can't save up, but still have over $100K equity.

Everyone is a big person with no photo or identifying information, but when I tell them let's hop on a recorded Zoom to finish this argument and then I will post it back in the forum here, only one person has ever accepted.

I can openly admit not all of our projects have gone well, and most take longer and cost more than we expected, but we have still finished every project to date!

Personally, I buy finished materials and have contractors buy construction materials.

I haven't done this yet but I've heard of people offering incentives to finish early.

Is this a good approach, or should we look at a different shade or finish?
