I already know of Assure...

He sees the market going up, and that it’s a sellers market, and says I should wait for the next crash to happen before I jump in"  If the market was assured to keep going up you would probably be ok, but what if it corrects, just as you jumped in. 

Update: USREEB assures me that there are only 2 layers of the roof under the new shingles.

Again.. he assured me that this guy has done multiple projects with his buyers and is 100% trustworthy.........I think you know where this is going. 

They assured me it totally legal.

Account Closed  I ended up talking to my contractor and HUD Consultant (this is a 203k loan) and they assured me my risks are minimal. 

Look up and go to your local REI meetings or perhaps reach out to an investor friendly real estate agent who can give you some assurance to the types of options and financing that is available out there, and lastly keep notes of your progress.

Ultimately, you need to assure everyone, especially the neighbors and the police department, that you have good plans/intentions and try to get them on your side before you apply. 

I can assure you the 7% are not part-timers.
