Looking to link up with a few people to chat systems, whats working / whats not, planning for future business model changes etc.

I need to meet more people who I aspire to be like.

I'm sure we could refine your model even more but that's what I saw after looking at your model for two seconds.

But I need to model it out more than just my napkin math.

Very few succeed with this model and those who do are the contractor types who are driving around in their work truck putting out fires all day.

But they were very rate sensitive in their model. 

I find this hybrid model allows me more certainty about occupancy, and less work on turnovers, but I can still maximize profit. 

There are many REI specialized accountants on this forum who provide bookkeeping and tax services, but all of us have different models of service, different approaches and different prices.

Either way we, in the simplified model, expect interest rates to lead to stagnant or falling prices.
