hi Dan, thanks for the reply. i made an estimate when i walked through but i have a contractor that will give a solid estimate this week, seeing that they accepted my offer yesterday. i put a contingency clause in my offer (subject to appraisal) which will take place this week as well, i believe that the property will appraise for less. the closing cost is just a recommended number i used off the calculator, i am using a hard money lender. i will upload the net sheet so you can see the terms. i really do appreciate the time you took to review and respond

So, recently I was prequalified for (x) amount of dollars through a mortgage broker - it is solely based off of my debt-to-income, but I am using "gifted funds" from my fiancee for part of my downpayment/closing costs.

Page 2 is the numbers I am using to evaluate which includes $1200 monthly income ($600 from the tenant + $600 from myself).Units are metered separately and rents in this area range from $575 to about $650.Would you consider this an okay starter property?

I am using the Rental Property calculator and have run multiple scenarios and still have yet to find a scenario that makes a purchase worth while.
