What many people getting into this business don't know is that the trades & construction industry is riddled with drug & alcohol abuse.

Part of the process is to use a mixture of isopropyl alcohol mixed with colored powder in a spray bottle.  

Often due to non-payment as soon as their benefits run out, and other times due to drug and alcohol abuse or mental health issues. 

It still has not recovered from the alcohol issues of 2019 into COVID.  

Do you realize that about 50-70% of homeless refuse shelters because they have restrictive policy regarding drug and alcohol use?

Plus, is a practicing alcoholic going to go out of her way to provide you documentation that will help you evict her? 

This tenant has not only been living there but is a major alcoholic and I have found her passed out on the property incoherent twice...

I would add to your lease things like no excessive overnight guests, parties, if they drink alcohol On occasion to keep it in their own area and not common area and not to do it around others. 

I think licenses required for having food/beverages/alcohol served on the premise, even if not directly supplied by you, will also need to be considered.If you proceed, you might also consider allowing other events as well, such as corporate retreats/functions.
