They may be pressure treated, but even pressure treated is susceptible to rot over time. 

I would say the MOST important things are 1) communication with your guests and getting good reviews, along with 2) having a vetted team (handyman, cleaners, etc.). and 3) document EVERYTHING regarding issues and Air BnB will take care of you (without documentation you're out of luck).

When it goes this far we usually order an air quality test.

There is another issue that this is causing, rental rate pressure.

But if someone is pressuring you to make a quick decision that you are not qualified to make, then the chips are undoubtedly stacked in THEIR favor more than yours.

They pull any moisture they can get out of the air, so if there are any small cracks or openings to outside air they will just continue running, filling up their tank from the moisture in the outside air and not working efficiently at drying out the space you’re trying to dry very well.

If multiple neighbors contact the property owner or local authorities, it might increase the pressure to resolve these issues.
