I have read about the 70% rule, but not sure if that applies to cases where large unforeseen problems happen.Throw any rule like the 70% rule out the window.

While these advisory services are required as part of the day to day, self performing those and diverting that as income is not going to be significant enough to help cover living expenses early on unless you are jumping into large projects.

@Kayla ElliottHi Kayla - Personally, I would go with a property management company especially if you want to get out of the weeds of managing your properties, which is a large portfolio!

I have considered adding an ADU in the back, but since I am limited to 75% of the main house square footage, this is also probably not worth it.     

If you refinance the property that you used funds from your TSP loan to purchase, are you able to pay back the TSP loan in a large sum?
