@Daniel DeBruin, this is really all market dependent and how much you want to spend versus how much it will impact both the rent you can achieve as well as the quality of tenants it attracts.When it comes to design, it is all a bit personal opinion, but I will say: contiguous flooring always trumps mismatched, hodge podge flooring.  

I have a couple buddies in San Francisco who I've been talking to about potentially co-buying a place in Tahoe and I am wondering if anyone has advice on how best to make a meaningful case for sharing in the costs/ownership/use/profit/tax adv/etc.Curious if anyone has firsthand experience?

After experiencing first hand how difficult it is to handle lower tier neighborhood sales, why even consider renovating the remaining properties? 

Larger Syndications: When you see the syndicators achieving the larger raises that can attract the checks written by the private equity/family offices but are instead raising those funds in smaller friends and family check sizes, that would give me immediate pause.

What kind of hold period do you need to achieve the 16% IRR  while you are earning the 7% monthly rate?  

I feel like the more people share, first hand experience in this space gives folks confidence and one of many reasons it doesn't feel comfortable to me.
