First, you can hire someone who has vastly more experience than you have, and at a level you can never expect to accumulate.

Lots can happen when you're not there.Also, you can accumulate more doors with less money out of pocket. 

As you have planned, as you start accumulating more and more equity, it would be a good idea to get an LLC and properly manage the LLC to get the desired protection.

No more illegals needing housing  :-)  That said ,,, perhaps   Trump was pushing so hard for the Steel tariffs since his family has accumulated a s__t load of properties in Pittsburgh ,, Steel capital  USA  , again just kidding .. but ........

If you're pushing 25, you can live like a pauper all day long and really accumulate - in that case, why not rent out your current place, buy another duplex/triplex, live in the worst part, rent the nicest parts out, fix that up, rinse, repeat. 

Obviously, I am going to authorize an after-hours call to a plumber if there is a leak that results in water accumulating  under the bathroom sink (preventing property damage is a no-brainer); however, if a toilet is clogged, the water heater stopped working, electric power is no longer coming into a section of the house, then I dont want to pay the premium to have the tradesperson come after-hours (I dont feel like paying a premium for the convenience to my renter) when the call can be made the following day or on Monday if the issue occurs on Sunday morning.  

So my 2 cents, pay off the student loans and start accumulating cash.
