thanks for the guidance @Kaushik Sarkar Since it's development it will take longer to get to the exit. 3 years could be right depending on the market, if the project requires entitlements, how long it takes for permits, no major utility obstacles, etc.

I will take that over 200.00 a month positive cash flow :)  All the while running my Capital Partner business and funding over 120 deals a year for my hand picked clients. lThat's a nice combination.

So by utilizing leverage you earned $200 more.  

Personally, I'm in the growth phase so I'm still working to acquire more properties and utilize more leverage. 

If you are a cash buyer , know the market and foreclosure process then you can pick up  property for a 25% discount in a desirable location.Cheers
