For example: If you have 7 bedrooms and they are all undergrad kids throwing parties all the time, clogging up the streets with cars so nobody has parking, pissing off the neighbors, etc.

During undergrad I was a biology major with plans of going to medical school, but about half way through my junior year I looked around and realized that I wasn't as passionate about science and a future in medicine as all of my other classmates.

My own experience: I don't regret going to undergrad as I didn't really know what I wanted to do and I had an almost full ride scholarship so it was kind of worth it to get the education so that I could be more employable when I got out.

I did work but was always paid too well and didn’t learn any financial literacy or the difference between wealth and income.I racked up 60k in undergrad loans, 415k in dental school loans, 12k in credit card debt over the last 6 months between jobs that lasted longer than intended, and most recently 25k in a “moving and living advance” from my new employer and 10k from my dad to move to Alaska for a new job.

I have mostly received emails from grad students, which I'm guessing is much better than undergrads, but I live in New York where it seems you can get stuck with bad tenants for awhile if they don't pay.

Are there any landlords and/or investors out there that focus on larger college or university areas with huge under grad and grad programs that provide steady tenants, advice, pros and cons of this approach to building cash flow ?
