I have quad 4 unit buildings that are town homes.What I have found is it is much better to put all tile on the main floor instead of carpet or vinyl.Upstairs with the carpet it doesn't get worn down as much as the main level.When you evict a tenant with tile it is mop and go and not fixing tears in vinyl or carpet that can't be salvaged.The dirty carpets tend to attract bug problems as well.You can find tile cheap and buy a big area rug to warm it up for cheap.The key with tile is the contractors can kill you on the install fee.You have to find a contractor hungry for money.I can get tile 12 X 12 for 56 cents a sq ft.Main level I would spend about 229.60 in tiles,another 150.00 in mix for bonding and grout for finish and just put back old finish trim down and repaint.Can get a hungry contractor for 75.00 a day to tile day one and finish grout 75.00 day two.Total cost 529.60 for main level.I have 1,178 sq ft with 2 story but I leave carpet upstairs and on the stairs and tile the main.Don't pay high prices.Be patient and turn over rocks to find the great deals.

The 2nd picture kitchen one I can't really see the kitchen just the kitchen from the living room but the pictures don't scream granite counter and stainless steal- I can barely see most of them.Maybe move the couch a little bit away from the window and add some window trimmings- maybe red to match your pillows - move the black chair from where it is and center that living room table- put a flower arrangement on living room table- maybe clear glass with red flowers to match pillow cases again- doesn't have to be flowers- could be just some little nick nacks on that table- just something intresting- normally if you dont go with flower you can try nick nacks in odd numbers like 3.

well... you would think that would be the case... but...this property is in a city that has no zoning, no formal way of evaluating a property and has no history of inspecting a property.home sits on 8 different lotsfurther, this isnt a rehab. the corporation who bought the home upgraded beyond belief. beautiful trim, accents, original antique knobs, new cabinets in kitchen, new appliances, new texture on walls, tasteful paint in all rooms, fans in each room, 2 big *** HVAC units, foundation repaired, new roof (although an E1 tornado touched down 1/10th of a mile from the home yesterday), new windows, gorgeous flooring is original and was refinished 2 years ago - clean, clean, clean and even cleaner!
