I have seen a tax attorney on YouTube specifically saying you can take a full year of depreciation even if you buy in December but all I see in the IRS publications indicates that you have to prorate based upon the time it was available to rent.is there a rule I am missing?  

It does have nice destination and asan owner i like the private beach (not so good for the public). 

You certainly have enough liquid cash in almost any real estate investment arena.Since you are not in a hurry (good thing), spend your time in education.

At least I am drawing my conclusion from my knowledge of algorithm, higher education and real estate experience on top of handling thousands of guests and residents with my own hands. 

My advice is to analyze your equity, focus on high-growth areas, educate yourself, and start small.

As a former planning commissioner the people AGAINST projects are the loudest so you want to make sure you have a good pulse on what your neighbors and the louder people at public hearings stand so you can be prepared ahead of time.
