I feel little to no risk of regulation hitting the STR on the top because "hotel/motel/BnB" are included in the permitted uses.

@doug Spence we are looking to invest in a STR on th gulf or Atlantic side of Florida.

I think this time is different , investment in CA is almost make no sense even for appreciation…for decade…due to 2-4 cap rate.What makes sense in this market is only flipping after interest rate stabilization.this is why I want to invest STr only or just plain REIT 

I just did this for an investor in NY for a 2.5 million dollar STR on Indian Rocks Beach and it grosses 400k per year.

There is 101 ways to do STR, only 1 matters, that's YOUR's, ignore the other 100.

So at this point, I see no reason not to invest in an STR on O'ahu if it fulfills your real estate goals.  

I've got a great STR on the market that I'm selling in downtown Phoenix Historic District close to the stadium.

It falls way short of covering all of your costs.A new purchase that is in a planned community that your only return is market appreciation.To mitigate risk:forget the STR on the condo.
