As others have said the house hacking idea is great,  I have an investor that will be getting control of a $1m quad for just $75k.  

She was having significant anxiety and personal problems and once she lost control of it she could not regain any ground.

I agree with Laura, if this is a long term rental it would be hard to convince the tenants that they have cameras on the property that the owner controls even with all the stuff that you mentioned (does not turn, only for surveillance for crimes etc.). 

For Guys the main things that come to mind are: 1) Property damage2) Neighbor complaints3) NOT calling about repairs that need to be made4) Prolonged turnover times For Girls they are:1) Parental involvement/helicopter parents2) Pest control 3) Security issues (i.e. house is broken into)4) Roommate dramaBoth can be incredibly difficult to deal with for sure.

Sure- Idaho has state laws outlawing rent controls.

Most investors will also take into consideration risk, time invested, control over the asset, the ability to do a cash-out refinance, and other factors.
