when you find one, please PM me their info. the usual situation is if you find one that did a good job for you they may not perform as well for another person you recommended them to or they may not even show up to your next project. smh, its weird as can be. the last good one I used was a plumber recommended via home depot a few weeks ago. he is smart enough to establish a business system by getting a secretary to schedule and confirm appointments. he was running behind and had the secretary phone me to let me know he was trapped on the highway and would be an hour behind schedule per gps eta. that's super rare even though it was already mentioned in his time frame that his secretary and I previously discussed (showing up between 9am-12pm). the one's who don't have a system are the most problematic trying to handle everything by themselves. why is it a mystery to so many contractors is what I'd like to know...kudos,Mary

if title company says, there are 4k in liens against the house and i decide i am ok with that burden and im willing to pay/negotiate purchase price, would i not be responsible if a mysterious 7800k judgement came out of the woodwork?
