BUT  Self Storage in my opinion can be a tremendous asset class to participate in right now. 

I did buy a supplemental study book from Barrons- Real Estate Licensing exam for sales person, broker, and appraiser- cost 10 bucks and helped tremendously!

As long as it's utilized correctly, under leveraged, and viable from a financially defensive position, you can create tremendous growth - faster than you otherwise would have. 

We're working on conventional financing (20% etc) but that's going to limit us tremendously in the opportunities we can take advantage of.

My project manager/mentor was advising me on the deal and kept insisting that I should gut and remodel the entire place because its value will increase tremendously.

Appreciation is tremendous, in these crazy markets, The only problem is I foresee a real estate correction coming.

I also travel in the same direction every time I hit the market which helps my sanity tremendously. 

It's been a tremendous opportunity for me - and allowed me to catapult myself into investing further.
