Meaning get to know the person first, some people will try to swindle you, some people will try to bully you, some people would try to file lawsuits against you when the civil phone call would work.

They are coming and hounding me about twice per day, while I am there working and now threatening law suites, etc. 

You may want to use these as a starting point but @Bill Brandt's point about consistency is an important one to avoid a lawsuit.

Debt for a cash flowing investment property in a good neighborhood with a minimum 25% equity stake doesn't make me nervous for the following reasons:  the debt makes the property less of a target for lawsuit scammers,  re-fi loan proceeds are tax free money for me to spend,  with a 20 year loan a decent amount of debt is retired every 5-7, and market appreciation is icing on the cake.

As a GC building for rich entitled people (oxymoron I guess) I went through periods where I would get threatened with a lawsuit every single day.

Maybe they are behind on their mortgage payments; maybe the bank is taking the house in a few weeks, or maybe they have to get a lump sum of money in a few weeks to settle a lawsuit.
