But about 1 year after we bought the property, they started cracking down on the homeless in downtown Jacksonville moving the crime to the neighborhoods just outside of Jacksonville.

The key to this is finding a HML that doesn't require access to the property for an appraisal.

I originally had the thought and opportunity to do so in Reno/Sparks in 2015 but didn't move on it.

I’m getting ready to make my next move in 2025 and I’m contemplating on staying here and buying a multi family property as an investment out of state (only an hour away) which would be a lot less capital and have a lot more land lord friendly laws or buy another multifamily as a primary residence locally and hack that property I’m single and live alone.

The deadline has moved and been in question so much I just knew I'd miss it😩
