Your post is so broad that almost any answer will address it.

There is so much more outside of here and most of it is being in the trenches and learning hands on with someone.

It doesn't have a basement, and I can't say how descent the crawl space is, so I really don't know how accessible that area is.

I appreciate all the knowledge drops here and this is one of the reasons BP is so great. 

We even created a 'sight unseen' addendum to be included with every lease so tenants know that unless they asked for contingencies [ie: repaint entire home] the home is as-is, so they should not expect a freshly painted property unless they asked for it prior to signing the lease.

Knowlege is great but there is so much info. out there to pay someone so much I always cringe at.
