Hey Deja - I suggest looking into different facebook netowrking groups in KC and searching for local meetups on meetup.com 

I have someone trying to gaslight me on facebook now because they are claiming they can offer investors 30% cash on cash return for notes - which they just joined the note group.

Facebook in some areas can be successful as well.

Regarding bookkeeping/accounting, 100% of the feedback I've gotten from REIs who have tried to have a VA help with their bookkeeping is they had no clue what they were doing and they caused more issues than before they were involved.There are great groups out there such as the "Bookkeepers for Real Estate Investors" Facebook group where VAs can get the education they need to be productive within REI bookkeeping.

The first steps are to grab some yellow ‘Rent to Own’ signs, get your ads up on Facebook, Craigslist, Zillow, and just keep putting the word out there.

You can join Facebook groups and even on Meetup you can find investor groups. 

Most markets will have some sort of local STR host group on Facebook you can join, or I would even do a quick search via Airbnb and find a host that way and message them and ask them to lunch or coffee to pick their brain.
